The punch list that actually closes

The punch list is the last thing between you and the final payment, and on most jobs it drags. Not because the items are hard, but because the list is a handwritten page that nobody owns, items are vague, and there’s no date anything has to be done by.

One item, one line

A punch list that closes treats each item as its own small job:

How to run it

  1. Do your own walk first. The fewer items the owner finds, the faster substantial completion is signed.
  2. Sort by trade and send each sub only their items, the same day.
  3. Walk it again weekly and update the status in front of the owner or their rep.
  4. Close items with a photo. “Fixed” with a picture ends the discussion; “fixed” without one starts it.

When to stop adding

Agree at the walkthrough that the punch list is the list. New items found later are warranty items, handled under the warranty, not reasons to hold the final payment open.

The Punch List template

Numbered items with location, trade, photo reference, due date, status and sign-off, sorted by trade. Excel to work in; a PDF walk sheet is free.

One email, the file, and nothing else. No list, no drip campaign; to unsubscribe, just reply.

A punch list on everyone's phone

In siteMargin each punch item has its photo, trade and status, subs can be sent their own items, and the owner can see what’s left without calling you.
