FOR OWNERS & DEVELOPERS

You’re the one paying for it.

Your contractor tracks his side of the job in siteMargin. Open the same figures from yours: what you’re holding, what he’s added, and whether this month’s draw matches the walls.

UNIT 7
THE SAME NUMBERS, REVERSED

He bills it. You hold it.

Three things run in both directions, and the software does not care which end you are standing at.

One line, one set of numbers. siteMargin shows each side the same figures from where they sit.

Retainage

Your contractor bills it; you are the one holding it. Five percent of every approved pay app, held back per unit, released when the work is signed off. On one house you remember it. Across nine units you do not — and he has every reason to remind you before you remind yourself.

Change orders

He issues them; you are the one paying for them. Each approved change order sits against the original baseline rather than disappearing into a revised total, so when the closeout arrives you can point at what was agreed, when, and for how much.

Progress

He reports it; you decide whether it justifies the draw. Money out against work actually done, per line, per unit. Ninety percent spent on sixty percent built is the thing you want in front of you before you certify, not after.

STRAIGHT ABOUT IT

What it does, and what it doesn’t.

We’d rather you know now than find out in month three.

FROM YOUR SEAT, TODAY
  • Retainage across every unit. What is held, on which unit, and how much of it sits on work already finished.
  • Change orders against the agreed baseline. Priced, dated and logged, so the closeout is a document rather than an argument.
  • Progress against spend, per unit. The gap between money out and work done, flagged the day it opens.
  • Pay applications that carry forward. Issue one and its figures freeze; the next one starts where it left off.
  • Every drawing, contract and spec, versioned. So nobody on site is building off last month’s revision — and any drawing explained in plain words.
  • The whole portfolio on one page. Every unit’s cost, variance and status, without opening nine spreadsheets.
NOT IN HERE
  • Funding and drawdowns. No facility, no interest roll-up, no drawdown schedule against a lender’s programme.
  • Sales revenue. It does not know what a unit sold for, so it cannot show you margin on the sale — only cost against budget.
  • Feasibility and appraisal. It starts once you have a budget. It will not help you decide whether to buy the site.
  • Your books. The QuickBooks Online sync is read-only and always will be — siteMargin never writes anything back to your accounts.
